The Landlord and Tenant Board (ONLTB)
The Landlord and Tenant Board (LTB) is an Ontario tribunal that deals with disputes between residential landlords and tenants under the Residential Tenancies Act. It handles common issues such as unpaid rent, maintenance and repair problems, eviction applications, illegal lockouts, harassment, and claims of bad-faith conduct. The process can be confusing and stressful, especially for people who have never been through a hearing before.
As a licensed Ontario paralegal, Ted Smith provides practical, hands-on representation for both landlords and tenants before the Landlord and Tenant Board. Clients are assisted from start to finish — not just at the hearing.
Services include:
- Explaining your rights and obligations under the Residential Tenancies Act in clear, plain language
- Preparing and filing LTB applications and responses
- Reviewing notices, applications, and evidence to identify strengths, weaknesses, and risks
- Organizing documents, rental ledgers, photos, text messages, and other evidence so it is hearing-ready
- Drafting written submissions and helping you present your case clearly and effectively
- Communicating with the Landlord and Tenant Board and the opposing party on your behalf
- Representing you at LTB hearings and settlement conferences
Every case is different. Assistance is tailored to the specific facts, whether you are a landlord trying to enforce your rights or a tenant responding to an application or raising serious concerns. The goal is always the same: clear advice, strong preparation, and practical representation focused on real-world results.

Fee Schedule and Billing Information
The fees listed on this website are provided for general information purposes only and do not constitute an agreement to represent, nor do they create a paralegal-client relationship. Representation is accepted only after a written retainer agreement is executed and any required retainer is received. All fees are based on the complexity, scope, urgency, and stage of the matter and may increase or decrease as set out in the applicable retainer agreement.
Fees do not include disbursements, which may include Tribunal, Court, Sheriff, Government, witness, postage, banking, and other out-of-pocket costs, whether paid directly by the client or on the client’s behalf. Where not otherwise included, communications and the review of documents not prepared by Ted Smith are billed at the applicable hourly rate in one-tenth (0.1) hour increments, with premium rates applying for after-hours, rush, weekend, or holiday work. All fees are subject to taxes, invoices are payable upon receipt, interest may accrue on overdue accounts as permitted by law, and no outcome is guaranteed.

I focus my practice on representing landlords and tenants in Landlord and Tenant Board matters throughout St. Thomas, Elgin County, and across Ontario.

Whether you are a landlord trying to enforce your rights or a tenant responding to an application, my approach is straightforward, thorough, and tailored to the facts of your case.
My practice is built on Discreet, Respectful, and Affordable service.
